2) Landlord's Electrical Safety Certificate

As approved electricians, we are experienced  and skilled when conducting an EICR or electrical installation condition report. The purpose of an EICR is to identify electrical faults, damage or non compliance at your rental property in Chesterfield. Upon completing the inspection, we generate a report which highlights any faults observed and remedial action, the landlord then has 28 days to complete recommended work to ensure the property is safe for tenants.

4) Landlord's Electrical Safety Certificate - The Inspection

Through a visual inspection and with the aid of testing tools we can determine signs of wear and tear, loose connections, faulty fuse boards and inadequate earthing.

If you’re a landlord, you may know that an EICR needs to be conducted every 5 years, sooner if there have been modifications to the electrical installations at the property.

If the team of electricians do find faults, damage or wear and tear during a landlord's electrical safety certificate inspection, the faults are recorded and assigned a classification code.

  • C1- High risk or very dangerous fault,  any C1 faults will be made safe before we leave the property.
  • C2-Faults identified could be potentially dangerous.
  • FI-Further investigation required immediately.
  • C3- Further work is not recommended, improvements could be made.

For an EICR to be deemed satisfactory, ideally very minor electrical faults should be observed at the property.

5) Benefits Of A Landlord's Electrical Safety Certificate

A landlord's electrical safety certificate in England is a requirement of the Electrical Safety Standards in the private Rented Sector 2020. Landlords and property agents in Chesterfield have a legal obligation to provide safe housing for tenants. Failure to do so can result in hefty fines as well as finding certain insurance policies such as building insurance may be void if an up to date EICR is not provided.

Through regular landlord electrical services, you can demonstrate your moral and legal responsibilities as a landlord. Future tenants will want the reassurance that the rental property is protected in the event of an electrical hazard such as a fire, that systems are electrically efficient and have the assurance that a qualified and experienced electrician is available should you need any aftercare or emergency call out services.
